Challenge
Theresa was frustrated by persistent water pooling in her basement, but the source of the intrusion remained a mystery. Concerned about potential structural damage and mold, she reached out to MidAmerica Basement Systems for a professional diagnostic and a permanent solution.
Upon a thorough inspection, our design specialist identified a "hidden" culprit. While the water was appearing on the basement floor, the source was actually an unsealed, leaking crawlspace adjacent to the basement.
Groundwater was infiltrating the crawlspace and migrating directly into the lower basement level. To fix the basement, we first had to stabilize the crawlspace environment.
Solution
To ensure Theresa’s home remained dry from the ground up, we implemented a comprehensive interior drainage and encapsulation strategy:
- Crawlspace Encapsulation: We installed the CleanSpace® Vapor Barrier to permanently seal the crawlspace. This heavy-duty liner isolates the home from raw earth, preventing moisture and vapor from entering the structure.
- Perimeter Drainage: In the basement, WaterGuard® was installed along the footing. This non-clogging drainage piping is designed to intercept water at the cove joint (where the wall meets the floor) before it ever reaches the surface.
- Wall Protection: BrightWall® panels were mounted to the basement walls. These rigid plastic panels act as a secondary barrier, directing any wall seepage down into the WaterGuard system while giving the basement a clean, bright finish.
- The Ultimate Discharge: All collected water is now directed to a TripleSafe™ Sump Pump System. With three levels of protection—including a battery backup—the system ensures water is pumped out and away from the foundation even during heavy storms or power outages.
By addressing the root cause in the crawlspace and reinforcing the basement perimeter, Theresa’s home is now fully protected. The "mystery leak" has been replaced with a dry, healthy environment.
