Foundation Repair in Davenport, IA
Challenge
A homeowner in Davenport, IA, began noticing the classic signs of a failing foundation: persistent floor creaks, "bouncy" footsteps, and visible dipping in the center of the home. Concerned that these cosmetic issues signaled a deeper structural threat, they reached out to MidAmerica Basement Systems for a professional evaluation.
Upon inspection, our System Design Specialist identified that the existing crawl space supports—likely weakened by age and soil shifting—were no longer capable of bearing the home's weight. The primary girders were sagging, leading to the "hiccups" in the floor levels above.
Solution
To provide a permanent fix, we selected the SmartJack® Stabilizer System. Unlike concrete piers or temporary shims, SmartJacks are engineered for precision and durability.
Preparation: Our production team excavated a hole at each support location and filled it with engineered fill (crushed stone) to create a stable, non-yielding bulb of support.
Custom Engineering: We placed a 12-inch steel base on the fill and custom-cut galvanized steel columns to fit the exact height of the crawl space.
The Lift: Using a heavy-duty threaded rod, we tightened the jacks against the existing girders. This allowed us to physically lift the sagging floors back toward their original, level position.
