The subject property in Silvis, IL, exhibited chronic hydrostatic pressure issues, resulting in significant groundwater seepage at the floor-wall joint (cove base). The homeowner’s objective was to transition the basement from a "below-grade utility space" to a "finished living area."

Solution
System Design Specialist Jason Feldmann developed a comprehensive water management strategy utilizing a closed-loop internal drainage system and a multi-stage pumping station.
1. Perimeter Drainage (WaterGuard)
Instead of a traditional exterior excavation, which is invasive and prone to clogging, we installed the WaterGuard sub-floor system.
- Technical Execution: The perimeter slab was breached, and the system was seated on a bed of cleaned aggregate atop the footing. This captures "weeping" water from the walls and seepage from the cove joint without the risk of soil-fines clogging the pipe.
2. Wall Vapor Barrier (CleanSpace)
To address moisture vapor and minor wall leaks, CleanSpace (a 20-mil thick, poly-reinforced liner) was mechanically fastened to the foundation walls.
- Functionality: This creates an impermeable barrier that directs all wall seepage behind the liner and straight into the WaterGuard system, effectively isolating the home’s interior from foundation humidity.
3. Triple-Redundant Discharge (TripleSafe)
The system terminates at a TripleSafe Sump Pump station, engineered for high-volume intake and fail-safe operation:
- Pump 1: A 1/3 HP high-performance pump for primary heavy lifting.
- Pump 2: A 1/2 HP secondary pump that activates if Pump 1 fails or is overwhelmed.
- Pump 3 (UltraSafe): A battery-backed DC pump to maintain operation during Silvis's frequent storm-related power outages.
Foreman Jacob Oetzman oversaw the production phase, ensuring the system was installed to Grade-A specifications.
- Precision Pitching: Ensured the WaterGuard maintained a consistent pitch toward the sump pit for optimal flow rates.
- Dust Containment: Employed professional-grade mitigation to protect the home’s upper levels during concrete interior trenching.
- Structural Restoration: The floor was re-poured with high-strength concrete, leaving the system flush and ready for immediate floor-covering installation.
The integration of the WaterGuard and CleanSpace systems, anchored by the TripleSafe discharge unit, successfully stabilized the basement environment. By neutralizing hydrostatic pressure and controlling vapor drive, the team transformed a high-risk area into a dry, finish-ready space.
