Complete Crawlspace Sealing for Kingston Mines Residence
Challenge
A Kingston Mines homeowner contacted MidAmerica Basement Systems after noticing uncomfortable room humidity, cold winter floors, and sour, damp odors rising into their main living area. An inspection revealed an exposed-dirt crawlspace where natural ground moisture was continuously evaporating into the sub-floor cavity. Unsealed foundation vents were allowing humid summer air to enter, condense on cold ductwork, and saturate floor joists, creating a prime environment for wood rot, structural decay, and poor indoor air quality.
Solution
To lock out ground vapor and control environmental conditions beneath the home, our specialist engineered a complete CleanSpace® encapsulation system. All exterior foundation vents and rim joist gaps will be permanently air-sealed to stop outside humidity from entering. A heavy-duty, antimicrobial vapor liner will be custom-fitted across the earth floor and anchored securely up the masonry walls, creating an unbroken barrier against moisture and soil gases. To maintain ideal air conditions year-round, a high-efficiency crawlspace dehumidifier will be installed to maintain relative humidity continuously below 50%.
