Challenge
The home’s foundation was built into a high-plasticity clay soil profile, which is highly susceptible to the shrink-swell cycle. Due to inadequate exterior surface drainage, the backfill zone became saturated with heavy seasonal rainfall, creating immense hydrostatic pressure against the exterior basement wall. This lateral force exceeded the shear strength of the concrete block masonry, causing the wall to bow inward by nearly two and a half inches along its center horizontal mortar joint. Left unchecked, the continuous soil loading threatened a catastrophic structural collapse of the foundation wall, which would lead to the loss of the home's main-level floor framing support.
Solution
To counteract the lateral earth forces and permanently stabilize the foundation, the engineering team opted against destructive exterior excavation, choosing instead an interior structural tensioning design. The production team anchored high-strength Geo-Lock™ Wall Anchors into stable, undisturbed soil deep outside the home using heavy-gauge steel earth plates. Inside the basement, heavy-duty steel wall plates were mounted flush against the bowing masonry blocks, linked directly to the exterior anchors via solid steel all-thread rods.
Using a calibrated torque wrench, the crew tightened the internal clamping nuts to a precise load specification, immediately halting the inward movement and stabilizing the foundation wall against further lateral rotation. Because these anchor rods utilize a mechanical tensioning system, they allow for incremental tightening over time during dry soil periods, providing the unique capability to potentially drive the masonry back to its original plumb position. Once the tensioning was complete, the interior anchor assemblies were cleanly finished, leaving the home structurally sound, perfectly stabilized, and protected against future hydrostatic soil loading.
